Update & Follow-Up Meeting - 10/5/24

October 5th, 2024 — On July 23rd, 2024, Alderwoman Hadden held a community meeting regarding the proposed zoning change for the property at 7728 N. Sheridan Rd. Thank you to the over 180 neighbors and community members who joined us to share your feedback on this proposal! In case you missed it, you can access the recording of the meeting by clicking here.
 
The applicant, 5035 Land Owner, LLC, is seeking a zoning change from RT-4 to B2-5 to allow for the construction of a new 6-story (68 ft.), 52 unit, ETOD development on the site of a vacant lot. 11 of the units will be affordable under the City's ARO requirements. The current proposal includes 5 studio units, 26 1bds, 19 2bds, and 2 3bds. The site will also contain 9 off-street parking spots for vehicles and 40 bike parking spots. There will be no retail component to this development.
 
A community survey regarding this zoning request received 537 responses. Of those responses, 30.9% were in favor of the development or something similar, 30.9% were in favor of a development with the current zoning, 28.5% were not in favor of this development, and 9.6% did not want to see any development at all. Our office received phone calls and emails, both in favor and against this development, as well as a petition from immediate neighbors calling for the zoning change to be denied.
 
However, there were major concerns regarding the density of units on-site, the parking provided and possible congestion, the setbacks of the building, and its contextualization within the neighborhood. Alderwoman Hadden met with the developers to present community feedback two weeks ago.

Alderwoman Hadden WILL NOT SUPPORT this development in it's current form. However, Alderwoman Hadden will allow the developers to resubmit a zoning application based on this community feedback. We are pleased that the developer took the feedback positively and is willing to work with our office and the greater community to incorporate this  feedback into a revised proposal. 

If and when a new proposal is submitted, our office will schedule an update meeting with the community. Please keep an eye on the newsletter and our socials for any updates regarding this development.

Our office has now opened the community survey, which you can access at
this link or the button above. The survey will be open for a minimum of two weeks. We encourage everyone interested in this proposal to submit written feedback for our office to review. Once the survey window has closed, we will present the data from the survey to the community.  

We're glad to see such robust community engagement on this proposal. Please note that this development is in its initial proposal stage and will continue to undergo a thorough process of community engagement and feedback before our office gives a final decision.
