Final Decision & Survey Results - 5/11/24:

On Thursday, March 21st, Alderwoman Hadden and the applicant for 6411 N. Newgard hosted a community meeting to discuss a proposed zoning change for the property located at 6411 N. Newgard. To learn more about this proposal and view the community meeting, please access our website here.
 
The applicant, Dermot Logan, would like to construct a 4-unit apartment building and garage on the vacant property located at 6411 N. Newgard Ave. The parcel is currently zoned RS-3 and Mr. Logan would like to rezone the parcel to a B2-3. All four units would include 3 bedrooms - 2 of the units will be simplexes and 2 units will be duplexes.
 
A community survey regarding this zoning request received 41 responses. Of those responses, 32 (78.05%) were in favor of supporting this zoning change request. Of the 11 responses we received from neighbors within a block of the proposal, 6 (54.55%) were in favor  However, there were some concerns regarding the garage and refuse generated by the property. Therefore, Alderwoman Hadden requested a follow-up meeting with the applicant to address these concerns. Please see survey results in greater detail below.
 
On Monday, April 22nd, Alderwoman Hadden had a follow-up meeting with the applicant to discuss the concerns brought to our office during the community meeting and subsequent feedback survey. The Alderwoman asked Mr. Logan to address the following concerns:

  • Concerns with the size of the garage stretching across the entirety of the back lot line

  • Issues regarding the placement and storage of refuse bins

  • Concerns with vehicular maneuverability in the rear alley

  • Concerns with a physical connection between the front and rear lot lines

  • Issues regarding the placement of the exterior staircase

On April 29th, Mr. Logan submitted to our office a revised plan for the proposal with the following modifications done to address the concerns of neighbors. They are as followed:

  • The size of the garage has been reduced from three cars to two, allowing space both inside and outside of the garage for refuse bins

  • The garage was moved three feet away from the rear lot line to allow more space for maneuverability in the alley

  • A new three foot walkway from the front to rear lot lines along the northern border of the property to allow access

  • The staircase to the upper floors has been relocated to the rear of the building and is completely enclosed

With the modifications presented to our office and reflected in updated plans, Alderwoman Hadden will SUPPORT the zoning change request for the property located at 6411 N. Newgard.

Follow-Up Meeting Requested - 4/20/24:

However, there were some concerns regarding the garage and refuse generated by the property. Therefore, Alderwoman Hadden REQUESTED A FOLLOW-UP MEETING with the applicant to address these concerns.

Mr. Logan has built similar projects in the 33rd and 35th wards - such as 2836 N. Kedzie Ave.

Community Meeting Announcement - 3/7/24:

Please join the 49th Ward Office on March 21st, at 6pm for a community meeting via Zoom regarding a zoning change request for the property located at 6411 N. Newgard Ave!  

The applicant and owner is seeking a zoning change from RS-3 to B2-3 to construct a 3-story, 4-unit condominium development on the site of a vacant lot. The total height of the building will be 39 feet. There will be 2 simplex and 2 duplex units with 3 bedrooms each.  There will be 3 vehicular parking spots in a garage at the rear of the property.
