Work on 1315 W. Loyola Underway

The owner of 1315 W. Loyola, Gold Construction Group, Inc., began demolition of the existing building the week of August 12. The previous structure once served as office and storage space for the Chicago Waldorf School.

In August 2018, the owner presented plans to the community that would require a zoning change. Since then, however, the developer has revised his plans and decided to build a four-story building with 11 residential units. The revised plans do not require a zoning change and is permitted by-right under the existing zoning code.

The plans call for a four-story building with the ground floor dedicated to commercial space and a common area for the residential units. The three stories above will be reserved for residential space, with a breakdown of eight 4-bedroom units, one 5-bedroom unit, and two 6-bedroom units, totaling 11 total residential units. The plans also call for a parking garage in the rear that will have a total of 15 spaces, all reserved for residents of the building.

During the demolition of the building, the property owner was able to salvage some of the terra cotta from the previous building. Gold Construction is working closely with Preservation Chicago to find a permanent home for them. They are also brainstorming ways to potentially incorporate salvaged pieces into the new building as a nod to its history, but no plans have been finalized for this yet.
